What do buyers want to see in your bathroom?

Whether you are renovating to sell, upgrading or simply needing a revamp of your old bathroom, it is always wise to anticipate the resale value when contemplating renovations.

Let’s consider some classic bathroom traits that prospective buyers will notice that you should keep in mind when designing your new bathroom space.

 

Creating Space

While a bathroom is never the biggest room in a house, it can have a significant impact on how a buyer will view the entire property. Be sure to really think about the layout of your design, ensuring that you create an open plan style bathroom with plenty of central ‘free space’. You can do this by using all four walls of your room for utilities, opting for a shower/bathtub combination, and increasing the illusion of space with large tile options, glass shower doors, and feature mirrors.

 

High-end fixtures

We all have a budget in mind when planning a renovation, and it is certainly nice when we manage to stick to it! Choosing fixtures that are well-priced but appear to be luxurious and high-end will create a luxe look in your bathroom – that will stand the test of time. Matt black accessories, dual vanities and heated flooring or towel racks don’t have to cost the earth but will certainly add to the appeal of your bathroom.

 

Lighting

Good lighting is crucial in your bathroom, and is definitely not a feature to neglect. We spend a lot of time looking at ourselves in the bathroom, applying makeup, shaving, brushing kids’ hair, and so lighting behind mirrors or over showers are always a good option. Of course, there is no substitute for natural lighting, so if your room and design permit, consider maximising your window space or adding in a skylight. Good lighting will create a warmth and welcoming vibe in your bathroom, and future buyers will definitely notice the inviting feel your bathroom has to offer.

Shelves and storage

The addition of cleverly-positioned shelving and storage is always well received in the bathroom. Be sure that you have enough cabinet space for all of your personal items to keep your bathroom looking clean and clutter-free at all times. If space allows, extra counter space by the basin is always a winner, especially for one-bathroom homes and buyers with families.

 

Make it personal

Gone are the days where a bathroom should like a big, hard lined white box. Jazz up your space with an injection of colour (although word to the wise, take care when selecting a colour to be sure it doesn’t date quickly), interesting tile selection, in-wall shelving for plants or candles and soft towels and linens. Future buyers will be able to see themselves ‘living’ in your home, enjoying your bathroom space and decorating it with their own personal touches.

By taking into consideration what future buyers may want in your bathroom, you are able to secure a good return on your renovation investment in the future. Keep your design spacious, decorated with classic colours and features, and ensure good lighting sources, and you are already well on your way to having buyers knocking down you (bathroom!) door!
